The dormer extension will be built 200mm off the eaves in line with permitted development rules, and built to a height of 2770mm above the existing eaves level. This matches the neighbouring dormer at no.73. The dormer will be clad in roofing slates with the existing roof slates of the house being replaced to match the local material palette in slate. The dormer will have a single traditional sash window to the rear and flat roof light over the staircase. The front roof of the property will have four velux roof-lights. The second part of the proposal creates a second floor bedroom and family bathroom to the rear. This will have a mansard roof form built to a height of 3330mm above the eaves and 200mm set in on the plan. This is inline with permitted development rules. The mansard roof shape will have dormers to provide more headroom over the bed and bathroom. These dormers also aid in breaking the visual mass of the extension. The main mansard roof will be in roofing slate, and the dormers in a standing seam metal in grey such as lead or similar. Windows to the side will be in obscured glazing so as not to overlook the neighbouring property. These will provide diffuse lighting but not be open-able. The mansard extension will increase the floor area by 18.6sqm.
